A wet bar in the lower living room. A back-yard fire pit with stocked wood. A golf cart for community roads. Two stacked washer-and-dryer sets so the wine spill on Friday is gone by Saturday morning.
Most fifteen-guest rentals at this size advertise three bathrooms and one washer. Six showers across the house and two laundry sets means no one is waiting on anyone, ever.
What you can do
Bring the trip you planned
- Bring your own decor (no nails, no tape on painted walls — command hooks are fine)
- Bring your own drinks and food. We provide kitchen basics, you bring the rest
- Music inside, all hours. Speakers welcome, sound bar in the lower living room
- Fire pit late into the night. There's a stocked wood pile, lighter on the hook
- Golf cart rides through the community. Keep it on community roads, no highway
- Early check-in or late checkout when the calendar allows. Just ask Kate
What we ask
Honest house rules, no fine print
- Primary renter must be 25 or older, government ID matched to the booking name
- $750 group damage hold via Stripe. Refunded within 7 days if nothing's damaged
- No events, no parties with non-registered guests, no professional photographers
- Quiet outside after 10 PM. Paradise Grove is residential and voices carry across the cul-de-sac
- No amplified music outdoors after 10 PM. Inside is fine, late
- All guests on the booking. No surprise extra people; Kate asks names so she can welcome you all
About the deposit
Why $750 instead of $200
Group rentals carry more wear-and-tear than family stays. That is honest math. The $750 hold is on Stripe, not pre-authorized on a card that will haunt your statement for two weeks. It is refunded within 7 days of checkout assuming nothing is damaged. We have not kept a deposit yet. We do not invent damage. If something breaks, Kate calls and tells you what it costs.
