- Is direct booking actually safer than Airbnb?
- Different — not riskier. Your payment runs on Stripe under 195 Vivienne Trace LLC, the same Kentucky LLC that owns the property. You can verify the LLC on the Kentucky Secretary of State site in 30 seconds. Airbnb gives you a dispute platform; direct booking gives you Kate's phone number and a contract. Most guests find the direct-line-to-the-owner experience more reassuring once they've done it.
- What's the cancellation policy?
- Free cancellation up to 14 days before check-in for direct bookings. Full refund. After that the deposit is non-refundable but transferable to other dates within the same calendar year.
- What if something goes wrong during the stay?
- Text or call Kate at the number she sends with your booking confirmation. She aims to respond within an hour during waking hours. For urgent issues at any time, call the same number.
- How fast will I get a confirmation?
- Instant. The widget above pulls live availability and pricing from our property management system (synced with Airbnb in real time), and the Book button takes you straight to a Stripe checkout. Your dates lock the moment payment clears — usually under 60 seconds.
- What does the price include?
- Your nightly rate, $350 cleaning, a small service fee, and Kentucky state and county lodging taxes. The widget shows the itemized breakdown before you commit. No hidden Airbnb 14% guest fee — that's the savings.
- Can I hold dates without booking yet?
- Email Kate the dates and your group size. If they're tentative, she can soft-hold for 24 hours while you confirm with your group. After that the calendar opens back up.
